  Motion:  I move that we approve granting a preliminary/final plan approval to the Major Land Development Plan entitled “Floor & Décor – Pittsburgh, PA” subject the following conditions:

  1.        That the applicant complies with the June 12, 2024 Gateway Engineering review letter.

  2.        That the applicant submits any required third-party approval letters and permits.

  3.        That the applicant submits a signed and sealed geotechnical report.

  4.        That the applicant submits a report from a certified arborist providing an evaluation of                 the existing landscaping.      

  5.        That the applicant executes a Developer’s Agreement and a Stormwater Operations                   and Maintenance Agreement.

• B.Thunderwood Draining Improvements - Payment Application No. 5 (Final)

  Motion:  I move that we approve paying the final invoice for Thunderwood Drainage Improvements Payment Application No. 5 (final) in the amount of $30,253.20.

• A.Ratify Three Rivers Wet Weather Report

  Motion:  I move that we approve the Sanitary Sewage Collection System report for submission to the Allegheny County Health Department in fulfillment of a requirement of the Phase II Consent Order & Agreement.

• B.Elm Tree Park Stormwater Improvement Project

  Motion:  I move that we accept the low bid of $425,500.00 from Jet Jack, Inc. for the base bid and both alternates. 

• C.Ratification of Phase II Consent Order Alternative Analysis Report

  Motion:  I move that Council approves the Alternative Analysis Report for submission to the Allegheny County Health Department, PaDEP, and ALCOSAN, in compliance with the Phase II Consent Order.
