Staff recommends granting a preliminary/final plan approval to the Major Land Development Plan entitled “Floor & Décor – Pittsburgh, PA” subject the following conditions:
1. That the applicant complies with the June 12, 2024 Gateway Engineering review letter.
2. That the applicant submits any required third-party approval letters and permits.
3. That the applicant submits a signed and sealed geotechnical report.
4. That the applicant submits a report from a certified arborist providing an evaluation of the existing landscaping.
5. That the applicant executes a Developer’s Agreement and a Stormwater Operations and Maintenance Agreement.
Staff recommends paying the final invoice for Thunderwood Drainage Improvements Payment Application No. 5 (final) in the amount of $30,253.20.
